Brett is a Residential and Commercial Building Surveyor and Member of the Royal Institution of Chartered Surveyors (RICS), with over 20 years’ experience working with both public and private sector clients.
Throughout his career, Brett has worked closely with main contractors and specialist subcontractors across a wide range of projects. This experience highlighted a recurring issue within the construction industry: Passive Fire Protection is often poorly understood, inadequately planned, and inconsistently managed.
As a result, projects frequently suffer from:

Passive Fire Protection is built into a building to help slow the spread of fire and smoke and protect escape routes.
It works by dividing buildings into fire-resistant compartments, helping to:
- Protect occupants
- Limit damage to the building
- Support safe evacuation
- Assist emergency services
Fire stopping is installed where fire-resisting walls, floors, or ceilings are penetrated by services such as pipes, cables, and ducts.
There are two main types of Passive Fire Protection:
- Structural protection (e.g. intumescent coatings)
- Fire stopping and compartmentation systems
Intumescent paint is used to protect structural steel in the event of a fire.
While steel is strong under normal conditions, it can heat up rapidly during a fire and lose its structural strength. Intumescent paint reacts to heat by expanding to form an insulating layer around the steel, helping it to remain cooler for longer.
This protection:
- Slows the heating of the steel
- Helps maintain structural stability
- Provides valuable time for evacuation and emergency response
Correct design, preparation, and application are essential. CPS ensures the correct products are specified, surfaces are properly prepared, and installation is effectively managed.
CPS provides and manages fire stopping installation works, including:
- Fire barriers and fire curtains
- Fire, smoke, air, and acoustic sealing
- Riser compartmentation
- Fire-rated boarding
- Intumescent pipe collars and wraps
- Linear gap sealing
All products are fully tested and installed in accordance with manufacturers’ requirements.
We record the condition of the building before, during, and after installation and provide full documentation for inclusion in the building’s Operation and Maintenance (O&M) Manual.
A compartmentation survey assesses how effectively a building is divided into fire-resistant areas.
Surveys typically inspect:
- Walls, floors, and ceilings
- Junctions and service penetrations
- Ceiling voids, roof voids, and risers
The survey identifies defects or gaps that could allow fire or smoke to spread and confirms whether fire-resistant construction meets current standards.
A clear written report is provided, outlining:
- Areas of concern
- Recommended remedial works
- Practical next steps
Fire doors play a vital role in fire safety and should be inspected every six months in commercial buildings.
Our fire door surveys inspect:
- Door leaves and frames
- Hinges and self-closing devices
- Intumescent and smoke seals
- Glazing and vision panels
- Locks, handles, and panic hardware
- Signage and hold-open devices
- Gaps around doors and thresholds
Following inspection, a detailed report is issued outlining compliance and any required remedial works.

CPS works in line with best-practice guidance set out in Approved Document B (Fire Safety), Volumes 1 and 2.
